Have you been so busy enjoying your new home that you forgot to apply for your Homestead Exemption?! Let this be a gentle reminder that you only have until April 1st, 2017 to apply!

Because you are a “new” homeowner, we wanted to remind you to file for your HomesteadExemption which will save you money on your property taxes. Under Georgia law, new homeowners are entitled to a Homestead Exemption (a reduction of your property taxes) for any property you occupy as your primary residence as of January 1, 2017. Your home may or may not already have homestead exemption, and it is important to apply to get the homestead exemption placed in your name for the exemption to continue.  This is not automatic – you have to file! You can find the HomesteadExemption Application form online for most Georgia counties on their respective Tax Commissioner’s website.

The deadline for filing is April 1, 2017 in order to receive the Tax Exemption starting this year.  It's easy, and you only have to file for Homestead Exemption one time. The exemption (tax reduction) will remain on your property until there is a change in ownership. (and please give us a call when that time comes around!)

In order to complete the application, there are several items you must include the tax parcel ID number and the recorded deed book and page number of your vesting deed (likely a Warranty Deed) showing the transfer of the property into your name. This information should have been sent to you by your closing attorney approximately 6 weeks after closing. The Tax Commissioner’s office can also furnish the forms for the application and answer any questions that you may have.

Of course, it is always a good idea to contact your county’s Tax Commissioner’s Office or Tax Assessor’s Office after you've filed your Homestead Exemption form to confirm receipt and to verify everything was filed/filled out properly.
